We run your pricing
so you don’t have to.

Most operators pay for PriceLabs or a tool like it and leave it on default settings, so they follow the market instead of beating it. We manage it every day, check every change against your market, and show you the reason for each one.

1.5% of nightly revenue. No minimum, no contract.

Nobody goes back to check them, so the same three leaks run every week.

Minimum stays set too long

Midweek nights go unsold and single-night gaps pile up between bookings. We check stay rules against your market every day and change them when they cost you nights.

Last-minute discounting

Nights that would sell anyway go out below market ADR. Discount rules get checked against the market daily, instead of staying as they were set on day one.

Rules nobody checks

Settings from setup day still run the calendar months later. Our software checks your account every day, and a revenue manager goes through it every week.

What the free audit looks like

Send 90 days of bookings. Within 48 business hours you get your position against the market and three changes, each with its reason. They’re yours to keep.

Priced slightly above the market, booked well below it. The calendar is losing nights, not rate.

Three changes

  1. 1
Cut Tue–Wed minimum stay from 3 nights to 2
    Rule change, all listings

9 orphan nights in the last four weeks fell on Tuesdays and Wednesdays. Your comp set allows 2-night stays midweek.

  2. 2
Cap the last-minute discount at 12%, inside 3 days
    Currently 30%

Discounted last-minute nights sold below market ADR on dates the market filled anyway.

  3. 3
Raise Friday and Saturday base price 8% for Nov–Dec
    Base price, weekends

Your weekends sold out 21 days ahead on average while the comp set still had rooms. Those nights could carry a higher rate.

How it works

The audit needs only a file. If you sign up, we work inside your own pricing tool account, PriceLabs or another, and you can see everything we do in it.

The free audit

  1. Day 0

You send a 90-day booking export. CSV or Excel, from your pricing tool or property management system. A file, not a login.

  2. Within 48 hours

Your audit arrives. Your position against the market and three changes. Make them yourself, or have us run your pricing.

Once you sign up

  1. Every day

We manage your pricing tool. Our software checks prices and rules against your market’s RevPAR, ADR and MPI. A revenue manager approves each change before it goes live.

  2. Every week

A call with your revenue manager. You go through the week’s changes, why they were made, and what moved.

  3. Anytime

You see every change and why. A live dashboard shows your performance against the market and every price change with its reason.

Who it’s for

Fewer than 15 listings? The RevPAR index calculator and the monthly benchmark are a better fit for now.

Built by an operator running about 200 listings.

The checks were built on a working portfolio, around the leaks that show up on a real calendar: midweek nights lost to long minimum stays, discounts on nights that would have sold anyway, and setup-day rules nobody revisited. Then they were tested on other real portfolios.
