How the fee works

Each month we add up the booking revenue from the listings we manage and multiply it by 1.5%. That is the whole formula. There are no bands, no tiers and no monthly minimum, so in a quiet month the fee falls with your revenue.

"Booking revenue" means accommodation revenue: nightly rates, after refunds and channel host fees, excluding cleaning fees and taxes, counted in the month the stay checks out. It does not include security deposits either. Because we count a stay only once it checks out, you never pay us on a booking that later cancels.

The same 1.5% applies whether you manage 15 listings or 300. Boutique hotels and motels pay 1.5% of room revenue.

What it costs in practice

Most operators want a dollar figure, not a percentage. Here is a worked example for a mid-sized portfolio, then example costs at other sizes.

Worked example. 24 listings, 365 nights, 58.4% occupancy and a $186.10 average daily rate come to $952,058 of accommodation revenue a year. At 1.5%, the fee is $14,281 a year, about $1,190 a month.

Break-even. Because the fee comes out of revenue, it is covered once RevPAR rises about 1.5%. The exact figure is 1.52%: the fee rate divided by one minus the fee rate (0.015 ÷ 0.985).

For illustration, the table below uses an average of $4,000 accommodation revenue per listing per month. Your own figure depends on your market and season.

PortfolioExample monthly accommodation revenueAiryield fee a monthAiryield fee a year
15 listings$60,000$900$10,800
25 listings$100,000$1,500$18,000
50 listings$200,000$3,000$36,000
100 listings$400,000$6,000$72,000
150 listings$600,000$9,000$108,000
Low season, 15 listings at $2,500 each$37,500$563n/a

The low-season row shows what happens without a minimum: revenue drops, and the fee drops with it.

What's included

Everything is included at every portfolio size. There are no add-on tiers.

  • Daily pricing management in your own pricing tool account. PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality). We set and adjust base prices, minimum prices, minimum stays, gap-night rules, orphan-day pricing, last-minute and far-out adjustments, and seasonal profiles.
  • A morning check of every listing. Our software compares each listing against its market every morning on RevPAR index, ADR index, market penetration (MPI), booking pace and booking window, and flags anything drifting.
  • A revenue manager approves every change before it goes live. Software finds the issues; a person decides what to do about them and signs off.
  • A live client dashboard. See performance against your market and every price change we make, with the reason recorded next to it.
  • A weekly call to go through pace, upcoming events and anything you want changed.
  • A monthly strategy review covering results against market, what we changed and why, and the plan for the next 90 days.
  • Views you can share with property owners. If you manage on their behalf, you can share dashboard views with them.

What's not included

  • Your pricing tool subscription. You keep your own account and pay PriceLabs, or whichever tool you use, directly.
  • Listing content and photos. We will tell you when a listing's photos, title or amenities are holding back conversion, but we don't rewrite listings as part of the fee.
  • Guest messaging, cleaning or operations. We manage revenue only. You stay in control of your business.

No lock-in contract

You can cancel any time with 30 days' notice. We don't ask for a 12-month commitment because the dashboard shows you every month whether we are earning our fee. If we are not, you should be free to leave.

When you leave, nothing needs to be migrated. Your pricing tool account, settings, history and data were always yours. We remove our access and hand over a short note on the current strategy so your team can carry on.

How this compares

Against the market. PriceLabs, the pricing tool most professional operators use, says outsourced revenue managers usually charge 5-8% of total revenue for small portfolios and 1-3% for larger ones (PriceLabs). At 1.5% of accommodation revenue, with no minimum, we sit well below the small-portfolio range and at the lower end of the large-portfolio range.

Against hiring in-house. A full-time revenue manager costs a salary plus super or benefits, recruitment, software, and cover for leave. For many portfolios, the role is not a full-time job, which is why many operators either stretch an operations manager across pricing or outsource it. See what a revenue manager costs.

Against software alone. Dynamic pricing tools do the arithmetic well. What they don't do is notice that a listing has fallen behind its market for three weeks, that a new event has been announced, or that your minimum-stay rules are blocking bookable gaps. That is the gap we fill. See PriceLabs management, or how we compare with Freewyld Foundry and other PriceLabs alternatives.

What happens after you sign

You're live within 14 days of signing. There is no setup fee.

  • Week 1: You add us as a user on your PriceLabs account (or your pricing tool). You can see everything we change and remove our access at any time. You never share a password, and you can see exactly what we can reach on the security and data access page. We review your settings, history and market, and agree pricing guardrails with you, such as minimum prices and owner rules.
  • Week 2: We make the first set of changes. A revenue manager approves each one before it goes live, and each is logged with its reason on your dashboard. You get your dashboard login.
  • Weeks 3-4: Weekly calls begin. We tune by listing group as booking pace data comes in.
  • Day 30: First monthly strategy review, with results against market and the 90-day plan.

Pricing questions

Why a percentage instead of a flat fee per listing?

A percentage means our income rises only when your revenue does. A flat fee pays the same whether a listing earns $2,000 or $20,000 a month. Per-listing flat fees suit small hosts; for portfolios, revenue share keeps both sides focused on the same number.

Is there a setup or onboarding fee?

No. There is no setup or onboarding fee.

Is there a monthly minimum?

No. You pay 1.5% of the accommodation revenue we manage and nothing more. In a quiet month, the fee is smaller.

Do you work with portfolios under 15 listings?

The service is built for portfolios of 15 or more listings, and for boutique hotels and motels. Below that, our monthly benchmark newsletter and the free RevPAR index tool are often a better fit until you grow. If you'd still like to talk, get in touch.

Do you charge on revenue you didn't influence, like owner stays?

No. Owner stays and blocked nights carry no booking revenue, so there is no fee on them.

What currency do you bill in?

Prices on this page are shown in US dollars. We invoice in US dollars, or Australian dollars for Australian clients. The fee is the same 1.5% either way.

Do you offer a performance guarantee?

No. We don't promise a fixed uplift. If it isn't working, leave with 30 days' notice. The dashboard shows you every month whether we are earning our fee.

Can I see what you would do before signing?

Yes. The free revenue audit shows how each listing is performing against its market and where we think the revenue gaps are, with three specific changes that are yours to keep whether or not you sign up. You get it in writing within 48 business hours.
