The monthly STR revenue benchmark

One email, on the first Tuesday of each month. What happened to short-term rental revenue across key markets last month, what's on the books for the next 90 days, and what professional operators are changing in response.

What's in each issue

  • The numbers. RevPAR, ADR and occupancy for a set of key short-term rental markets, compared with last month and the same month last year.
  • Forward pace. How booked the next 90 days are compared with this time last year, so you can see soft periods early.
  • Booking window shifts. Whether guests are booking earlier or later, and what that means for your last-minute pricing.
  • One pricing lesson. A short, practical breakdown of a change we've seen work, such as gap-night rules, minimum stays around events, or shoulder-season pricing. Written for portfolios, not single listings.
  • Market notes. Regulation changes, big events and supply shifts worth knowing about.

It takes about five minutes to read. No fluff, no sales pitch in every paragraph.

Who it's for

The benchmark is written for people who run short-term rentals as a business: property managers, portfolio owners, serviced apartment operators, and boutique hotel and motel managers. If you manage one or two listings you're welcome too, though some of it will be aimed at larger portfolios.

A sample issue, in brief

Every issue follows the same outline:

  1. The numbers: a table of RevPAR, ADR and occupancy for each benchmark market, with the change on last month and on the same month last year.
  2. Forward pace: a chart of on-the-books occupancy for the next 90 days against the same point last year, by market.
  3. Booking window: one line per market on whether guests booked earlier or later than last month.
  4. The pricing lesson: around 300 words on one setting, such as why a last-week discount cliff trains guests to wait, with the formula and an example.
  5. Market notes: three or four short items on regulation, events and supply.

Where the data comes from

Market figures come from the market data we use to manage listings, plus our own analysis. Each issue states its data source, the period covered and how markets are defined, so you can judge it for yourself. We never publish client data that could identify a property or an operator.

How the benchmark is put together

Each issue is compiled by a revenue manager from the same morning checks we run on managed listings, plus the market data source named in the issue. Figures are checked by a second person before sending, the data period is stated at the top, and any correction is noted in the next issue.

Why we write it

Airyield runs revenue management for short-term rental portfolios. We look at this data every morning anyway, so a monthly summary is a useful way to share what we're seeing. When you're ready to talk about your own portfolio, you'll already know how we think. If you never are, that's fine.

Airyield was built by an Australian operator managing around 200 listings, including motels, so the lessons come from real listings, not theory.

What we won't send you

No daily emails, no sales sequences dressed up as newsletters, and no "last chance" offers. If you run a portfolio of 15 or more listings, we may mention the free revenue audit once in a while. That's it.

Questions

How often will you email me?

Once a month. Very occasionally we'll send a short note when a major market change can't wait.

Is it free?

Yes.

Will you pass my email to anyone?

No. We never sell or share subscriber details. See our privacy policy.

Can I get data for my own market?

If your market isn't in the benchmark, reply to any issue and tell us. We add markets where enough readers ask and the data is reliable. For a detailed look at your own listings, the free revenue audit is the better option (portfolios of 15+).

Is this the same as your market reports?

The newsletter summarizes across markets each month. The market reports go deeper on individual cities each quarter. Subscribers get each new report when it's published.

Can I unsubscribe easily?

Yes, one click at the bottom of every email.
