We are not a software company that added a service, and we are not consultants who have only ever priced other people’s listings. Airyield started inside an operating business that still manages around 200 short-term rental listings in Australia, including motels.
Where Airyield came from
Airyield’s founder runs a short-term rental management business in Queensland, Australia. Today it looks after around 200 listings across apartments, houses and motels. We keep that business separate from Airyield so that client data and decisions are never mixed, and so we can talk about our method without promoting another brand.
For a period, that business paid an external revenue manager to look after pricing. The arrangement worked in parts, but it raised a problem that will be familiar to many operators: it was hard to see what was being changed, why, and whether it was beating the market or just riding it. Monthly reports showed revenue going up or down. They did not show whether each listing was earning more or less than comparable listings nearby.
So the team built their own pricing analyzer. Every morning it pulls each listing’s bookings and compares them with the market on five measures:
- RevPAR index: revenue per available night against comparable listings.
- ADR index: nightly rate against the market.
- MPI: occupancy against the market.
- Booking pace: how fast future nights are filling compared with what the market predicts.
- Booking window: occupancy against market for the next 14 days, 30 days, 31-60 days and 61-90 days.
It checks for things that distort the numbers, such as owner stays, maintenance blocks and single long bookings, and gives each listing a confidence score. When the data is not reliable enough, the listing goes to a person for manual review instead of an automatic recommendation.
The analyzer recommends. It never pushes. A person reviews each flagged listing, checks it against things the software cannot see, such as a local event, new photos or a conversation with the owner, and approves, adjusts or holds the change before anything goes live. Every decision is logged with its reason.
Running pricing this way across around 200 listings changed how the business thought about revenue. The question stopped being “did we beat last year?” and became “did we beat the market?” Beating your own record in a rising market can still mean losing share.
Other operators started asking how it worked. Airyield is the answer: the same software, method and daily routine, run for operators who would rather not build it themselves.
What we do
We take day-to-day responsibility for your pricing and keep you in control of it.
- Daily pricing management in your own account. PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality). You keep your account, your settings history and your data. We work in it with the access you grant and you can see everything we do.
- A morning market check on every listing. Our software scores each listing against the market and flags the ones that need attention.
- A revenue manager approves every change before it goes live. No change goes live on software alone.
- A weekly call to go through flagged listings, upcoming dates and anything you know that the data does not.
- A monthly review of the period against the market, listing by listing.
- A live client dashboard showing your indices, booking pace and every price change with its reason, updated daily.
We need access to your pricing tool. Read access to your property management system is optional: it helps us reconcile bookings and listing data, but it isn’t required. We do not message your guests, take payments or change your listings outside pricing.
Who we work with
Airyield is built for professional short-term rental operators and property managers with 15 or more listings, in any market your pricing tool has data for. We are based in Australia. We also work with independent and boutique hotels and motels, whatever their room count.
If you have fewer listings than that, our newsletter and free resources may be a better starting point, and we will say so honestly if you ask.
How we think about revenue
A few principles run through everything we do.
The market is the benchmark. We judge our work by how your listings perform against comparable listings over the same dates, not by whether this year beat last year.
Rate and occupancy together. Drop prices and the calendar fills. Hold them high and the rate looks good while nights sit empty. Neither on its own is the goal. Revenue per available night is.
Software flags, people decide. Automation is how we check every listing every day. Judgment is how we decide what to do about it.
Show the working. Every change has a logged reason you can see. Our case studies will use like-for-like listings and state their method; the first ones publish once clients have twelve months of data. See how we measure results.
No lock-in. Our agreements run month to month with 30 days’ notice. If we are not adding value, you should be able to leave.
How we charge
We charge 1.5% of booking revenue on the listings we manage. Booking revenue means accommodation revenue: nightly rates, after refunds and channel host fees, excluding cleaning fees and taxes, counted in the month the stay checks out. For hotels and motels, the fee is 1.5% of room revenue. There is no monthly minimum, no setup fee and no lock-in contract. Full details and a worked example are on our pricing page.
