Market averages are only useful if you know what is inside them. Airyield’s market reports will be published here. Each one covers one market and reports occupancy, ADR, RevPAR, booking window and forward pace by area and bedroom count, with the data source and the sample size behind every number. We will publish quarterly for a short list of markets where we have enough comparable listings to say something reliable, and we won’t publish a city until we do. Sign up for the newsletter to get each report when it comes out.
What every report includes
- Headline table: occupancy, ADR and RevPAR for the quarter, the same quarter last year and the change. Every cell shows its listing count.
- By segment: bedroom count (studio/1, 2, 3, 4+) and area. A cell is suppressed when it has fewer than 30 comparable listings.
- Booking window: the average lead time and the share of nights booked 0-14, 15-30, 31-60, 61-90 and 90+ days out.
- Forward pace: occupancy on the books for the next 30, 60 and 90 days against the same point last year.
- Length of stay and minimum stay: median stay length and the share of listings at 1, 2, 3 and 4+ night minimums.
- Analyst commentary: what changed, why we think it changed, and what operators in that market should do with the next quarter’s pricing. It is written and signed by a named revenue manager.
- Method box: the data source, the date pulled, how listings were selected, how blocked nights were treated and what was excluded.

How we define the numbers
- Occupancy = booked nights ÷ available nights. Owner and maintenance blocks are excluded from available nights.
- ADR = accommodation revenue ÷ booked nights, excluding cleaning fees and taxes.
- RevPAR = accommodation revenue ÷ available nights, which also equals occupancy × ADR.
- Active listing: a listing with available nights in the month. Fully blocked listings are excluded.
- Comparable listing: an entire-home listing with booking history in the trailing 12 months. Hotels and shared rooms are excluded. Each report’s method box states the exact threshold used.
Full definitions and worked examples are on the metrics pages.
Why our numbers will not match other sources
Market data providers differ on four things:
- which listings count as active
- whether blocked nights are treated as available
- whether revenue includes fees
- whether rates are booked rates or advertised rates
So a city’s occupancy for the same month can look quite different depending on the source. Compare a market with itself over time using one source, and compare your listings with the market using the same definitions. Our RevPAR index calculator uses the definitions above.
How to use a market report
- Set your expectations by segment, not by city. A 2-bedroom beachfront apartment and a 4-bedroom hinterland house share a city, not a market.
- Look at booking window before rate. If the market books 45 days out and you are pricing as though it books 14 days out, you are discounting too late.
- Use forward pace for the next quarter. If the market is behind last year at 60 days, chasing last year’s rates will cost you nights.
- Benchmark yourself monthly. Market reports are quarterly. Your own RevPAR index should be checked far more often. Ours runs every morning.
Who writes the reports
Each report is written and signed by a named revenue manager who prices listings in that market or a similar one. The commentary reflects what they would change in a live portfolio, not a summary of the charts. Reports are checked by a second team member before publishing, and corrections are noted on the page with a date.

FAQ
Where does the data come from?
Each report’s method box names the data source and the date it was pulled. We do not republish data from pricing tools or subscriptions we only hold a user license for.
How often are reports updated?
Quarterly, after each quarter closes. Headline markets may also get a short monthly update.
Why is my city not listed?
We only publish a market when we have at least 30 comparable listings in each segment we report, and enough operating knowledge to add commentary. Tell us which market you want next.
Can I use your charts?
Once reports are published, yes, with a link to the report page. Contact us for the underlying table.
Do you sell market data?
No. We are a revenue management service. The reports exist to show how we read a market.
