Every comparison page is dated and sourced. Prices and features change often, so check each provider’s website before you decide.
There are three ways to price a short-term rental portfolio well. You can use a standalone dynamic pricing tool, use the pricing built into your property management system (PMS), or hand the job to a done-for-you revenue manager who runs a tool for you. The best Airbnb pricing tool for a host with two listings is rarely the best choice for an operator with forty, or for a motel.
This hub links every comparison we’ve written. Each page sets out a provider’s published facts with a source and a date, and says plainly who each option suits. We are Airyield, a done-for-you revenue management service that runs PriceLabs by default for operators with 15+ listings and for boutique hotels and motels. We’ve tried to be useful whatever you choose.
How to choose: a quick guide by portfolio size
| Your situation | Usually a good starting point | Why |
|---|---|---|
| 1-3 listings, Airbnb only, learning the ropes | Airbnb Smart Pricing or a low-cost tool | Free or cheap. Smart Pricing only prices Airbnb and gives limited control [1] |
| 3-15 listings, you enjoy the numbers | A standalone tool (PriceLabs, Wheelhouse, Beyond and others) | Full control of minimums, rules and minimum stays across channels |
| Any size, you want one system and fewer logins | Your PMS’s built-in pricing | Fewer integrations. Check how much control and market data you get |
| 15+ listings, multiple markets, no time to run pricing daily | A done-for-you revenue manager | Someone runs the tool every day. Compare fees, contract terms and reporting |
| Boutique hotel or motel | A hotel-capable tool or a managed service that handles room types | Room types, OTA commission and parity rules need a different setup |
Rough rules of thumb from one property-management source: under about 30 units, an owner or ops lead with software usually works. From about 30 to 75 units, outsourced or part-time specialist help is common [2]. These are guides, not rules.
Four questions to ask before you pick
- Who will run it every day? Software needs a person. If that person is you and you’re already stretched, that’s the real constraint.
- Which channels do you sell on? Airbnb-only tools can’t price Booking.com or your direct site.
- How do you want to pay? Per listing, a percentage of bookings, or a service fee. Work out the total at your portfolio size.
- What can you see? Ask how you’ll know what changed and why.
Dynamic pricing tools
Standalone tools that connect to your PMS or channels and set nightly rates. You set the strategy; the tool does the daily math.
- PriceLabs alternatives: the main standalone tools side by side, and when switching tools is (and isn’t) the answer.
- Wheelhouse vs PriceLabs: published Wheelhouse plans (percentage or flat per listing) against PriceLabs, and who each suits.
- Beyond vs PriceLabs: percentage-of-bookings pricing against a flat per-listing fee.
- AirDNA vs PriceLabs: AirDNA Adapt, the pricing tool AirDNA launched in September 2026 on top of its market data (it replaces the older Smart Rates suggestions), compared with PriceLabs.
- DPGO vs PriceLabs: a lower-cost tool with per-listing, percentage or per-booked-night billing [3].
Hotel and motel revenue management systems
Tools built around room types, hotel distribution and hotel PMSs.
- RoomPriceGenie vs PriceLabs: a hotel-focused pricing system against PriceLabs for small hotels and motels.
- Pace (FLYR Hospitality) vs PriceLabs: what happened to Pace, now FLYR Hospitality and part of Duetto, and how it compares with PriceLabs.
Built-in and PMS pricing
Pricing that comes with a platform you already use. Simpler to set up; check how much control and market data you get.
- Airbnb Smart Pricing vs PriceLabs: Airbnb’s free pricing feature compared with a dedicated tool, and what changes as you grow.
- Guesty PriceOptimizer vs PriceLabs: Guesty’s embedded pricing against a standalone tool.
- Hostaway Dynamic Pricing vs PriceLabs: Hostaway’s built-in pricing, activated per listing, against PriceLabs.
- Your.Rentals vs PriceLabs: Your.Rentals’ built-in pricing, which runs on PriceLabs or AirDNA, against running your own PriceLabs account.
Data platforms
Tools that benchmark your performance but don’t set your rates.
- Key Data vs PriceLabs: a benchmarking platform built on direct PMS reservation data, and why many managers use it alongside a pricing tool.
Done-for-you revenue managers
A person or team runs your pricing daily, usually inside a tool you own.
- Airyield and Freewyld Foundry: two done-for-you services that both run PriceLabs, compared on fees, contract length and reporting.
- Local revenue manager vs Airyield: a freelance or local specialist versus a managed service, covering cost, cover, key-person risk and how to vet anyone you hire.
- Rented vs PriceLabs: Rented’s ART rate tool and its revenue management service, compared with running PriceLabs yourself.
What most comparison lists leave out
Most “best pricing tools” lists only compare software. That’s fine if you have the time to run it. Once you have 15 or more listings across several markets, the question often changes from “which tool?” to “who runs it?”. Switching tools won’t help if nobody has time to adjust minimums, minimum stays and event dates every week.
That’s the gap a done-for-you service fills. With Airyield, you keep your own PriceLabs account. Our software checks every listing each morning against the market (RevPAR index, ADR index, market penetration and booking pace). A revenue manager approves every change before it goes live, and you see each one, with its reason, on a live dashboard. Our fee is published: 1.5% of booking revenue (accommodation revenue, excluding cleaning fees and taxes), with no monthly minimum and no lock-in contract. See how Airyield revenue management works.
Frequently asked questions
What is the best Airbnb pricing tool?
There isn’t one best tool for everyone. For a single Airbnb listing, Smart Pricing is a free place to start. For several listings across channels, a standalone tool such as PriceLabs, Wheelhouse or Beyond gives far more control. For a large portfolio without time to run a tool daily, a done-for-you service is worth comparing. Each comparison page above sets out the published facts.
Are dynamic pricing tools worth it?
For most hosts with more than one or two listings, yes: they update rates daily across channels. They still need someone to set and review the strategy.
What’s the difference between a pricing tool and a revenue manager?
A tool calculates rates from your settings. A revenue manager decides the settings, watches the results and changes course when the market moves.
Is PMS built-in pricing as good as a standalone tool?
It depends on the PMS and on how much control you need. See the Guesty and Hostaway comparisons above.
Which tool does Airyield use?
PriceLabs by default, in your own account. We also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality). You add us as a user on your PriceLabs account. You can see everything we change and remove our access at any time.
How often are these comparisons updated?
We re-check each page at least quarterly and show the “last checked” date at the top.
Not sure which way to go?
Our free revenue audit shows how your listings are pricing against the market today, whichever tool you use.
