See every price change, and why it was made

Every Airyield client gets a live dashboard. It shows how each listing is performing against its market, and every price change we made, when and why. No monthly PDF to wait for, and no taking our word for it.

Why we built it

Most revenue management is a black box. Rates change, a report arrives at the end of the month, and you are asked to trust that the work was done. When results dip, there is no way to tell whether it was the market, the strategy or nobody looking.

Our dashboard started as a tool we built for our own portfolio, so we could see the reasoning behind each rate. It turned out to be the most useful thing we offer, because it makes our work checkable.

What you see

Portfolio overview

Your whole portfolio at a glance: revenue, occupancy, average nightly rate and RevPAR, each compared with the market for the same dates. Filter by market, property type, owner or listing group.

Performance against the market, listing by listing

For every listing:

  • RevPAR index: revenue per available night against the market. Above 1.00, the listing is out-earning its market.
  • ADR index: average nightly rate against comparable listings.
  • Market penetration index (MPI): your occupancy divided by market occupancy.
  • Booking pace: nights picked up in the last 14 days against what the market suggests.
  • Booking window: occupancy and MPI for the next 14 days, next 30 days, days 31 to 60 and days 61 to 90, so you can see trouble coming while there is time to act.

Definitions and formulas for each measure are in our metrics guide.

The change log

Every price, minimum-stay and discount change is approved by a revenue manager before it goes live, and appears in the change log with:

  • the date and time it was approved
  • the listing or group affected
  • what changed (for example, base price from $387 to $402)
  • the reason (for example, booking pace 14% ahead of market with high confidence)
  • who approved it

You can filter it by listing, by date or by type of change.

Confidence and data checks

Each listing shows a confidence score. If one long booking, an owner block or a lack of verified rates makes the numbers unreliable, the dashboard says so, and we do not make automatic changes on unreliable data.

Weekly and monthly views

The dashboard is the agenda for our weekly call and monthly strategy review. You see the same numbers we see, so the conversation is about decisions, not about finding the data.

How it works

  • Updated daily. Data refreshes each morning after our market check.
  • Built on your data. Booking and pricing data comes from your PriceLabs account (or the supported pricing tool you use) and connected systems, and is set against market data for the same dates.
  • Read-only. The dashboard shows what is happening. Changes are made by your revenue manager in your pricing tool account, with your approval rules.
  • Access for your team. Add colleagues so your operations or owner-relations team can see it. You can also share dashboard views with property owners.

Who uses it, and for what

Operators and directors use it to see in two minutes whether the portfolio is beating its market and what we did about the listings that are not.

Owner-relations and property managers use it to explain rate changes to owners with a reason attached, instead of “the algorithm did it”.

Finance uses the revenue figures to check our fee, which is 1.5% of booking revenue.

What it does not replace

The dashboard is not a property management system, a channel manager or an accounting tool. It sits alongside the tools you already use and shows one thing clearly: how your pricing is performing against the market, and what we are doing about it. For how we run the pricing itself, see revenue management and PriceLabs management.

Your data

  • You own your data. We use it only to manage your pricing and run your dashboard.
  • Access is limited to the people you approve.
  • Your data is held in encrypted storage, with access limited to the team working on your account.
  • We don’t put client data into public AI tools.

More on access and storage: security and data access.
