Free revenue audit for short-term rental portfolios

Find out how each of your listings is performing against its market, where pricing is leaving money on the table, and what fixing it is likely to be worth. Written results within 48 business hours, prepared by a revenue manager.

For portfolios of 15 or more listings, boutique hotels and motels.

Step 1 of 2

Tell us about your portfolio

All fields are required.

Takes about a minute. We never share your details.

What's in the audit

Your audit is built from your 90-day booking export and the market data for your listings, then reviewed by a revenue manager before it reaches you. It covers:

  • RevPAR index by listing. How much revenue each listing earns per available night compared with similar listings in its market. A score under 100 means it is earning less than its market.
  • ADR and occupancy split. Whether a gap comes from price, from occupancy, or both. The fix is different for each.
  • Booking pace for the next 90 days. How your forward bookings compare with the market's, so you can see problems before the nights pass unsold.
  • Booking window. How far ahead your guests book compared with the market, which shows whether you are pricing too low too early or too high too late.
  • Minimum-stay and gap-night rules. Where your rules block bookable nights or leave orphan gaps.
  • Peak dates and events. Whether your high-demand dates are priced to match.
  • Estimated revenue opportunity. A range in dollars, with the working shown so you can check it.
  • Three specific changes you could make yourself. They are yours to keep whether or not you work with us.

How it works

  1. Tell us about your portfolio. Two short steps, about two minutes in total.
  2. Email us your last 90 days of bookings. Export them as a CSV or Excel file from PriceLabs, your PMS or any pricing tool, and send the file to audit@airyield.co. You can attach it to the request email before you press send.
  3. A revenue manager reviews it. Our software does the comparison with your market; a person checks it and writes the recommendations.
  4. You get it by email within 48 business hours. If you would like to talk it through, ask for a 30-minute walkthrough. If not, that's fine too.

We reply to every request within one business day, mostly to confirm we have what we need.

Who it's for

The audit is designed for operators managing 15 or more short-term rentals, and for boutique hotels and motels. That includes property managers, investors running their own portfolios, and serviced apartment operators.

If you have fewer than 15 listings, the managed service usually won't be good value yet. You'll get more from our free RevPAR index tool and the monthly STR revenue benchmark. Both are free and need nothing more than an email address.

Why we offer it free

Because it's the fastest way for both of us to find out whether revenue management would make a real difference to your portfolio. Some audits show a portfolio already priced well. When that happens we'll say so, and you'll still have a clear picture of where you stand against your market.

What we need from you

  • Required: your name, email, portfolio size, PMS, pricing tool, main markets, how you heard about us, and a 90-day booking export emailed to audit@airyield.co.
  • Optional: links to a few listings, and a phone number if you'd rather we called.

You don't need to give us access to anything to get an audit. We only ask for account access if you sign up, and then you grant it from inside your PriceLabs account. You never share a password, and you can remove access in one click.

How we handle your data

  • We use your data only to prepare your audit.
  • We never share or sell your data, and we never publish anything identifiable.
  • If you don't sign up, we delete it within 30 days of the audit.
  • Our full approach is on the security and data access page.

Built by operators

Airyield was built by an Australian operator managing around 200 listings, including motels. The checks in your audit are the same ones run on those listings every morning.

What happens after the audit

Nothing, unless you want it to. If the audit shows a meaningful opportunity and you would like us to manage it, our pricing is published: 1.5% of accommodation revenue, no monthly minimum and no lock-in contract. You can see the full pricing here.

Audit questions

Is it really free?

Yes. No card, no trial that converts, and no obligation.

How long does it take?

Written results within 48 business hours. Larger portfolios (200+ listings) can take longer; we will tell you if so.

What file do I send?

A booking or reservations export covering the last 90 days, as CSV or Excel. PriceLabs, most PMSs and most pricing tools can produce one. Email it to audit@airyield.co; the next page explains how to find the export.

Do I have to get on a call?

No. The audit arrives by email. A walkthrough call is available if you want one.

Will you change anything in my account?

No. The audit works from the file you send, so we don't need access to any account. We don't make any changes unless you become a client, and then a revenue manager approves every change before it goes live.

What if I use Wheelhouse, Beyond or my PMS's built-in pricing?

We can still audit your portfolio, because the audit compares your results with the market, not your tool settings. If you later work with us, we manage pricing in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).

Do you audit hotels and motels?

Yes. For hotels we look at RevPAR, ADR and occupancy against your competitive set, channel mix, length-of-stay controls and booking pace.

Which markets do you cover?

Any market your pricing tool has data for. Airyield is run from Australia and works with operators wherever they are.

What's the catch?

The catch is that we hope you'll hire us. But the audit is written to be useful on its own: every audit includes three specific changes you can make yourself.
