How the connection works
- Your PMS or channel manager holds your listings, bookings and calendar.
- PriceLabs reads your bookings and availability from the PMS, calculates rates and rules, and sends them back to the PMS.
- Airyield works inside your PriceLabs account with access you grant. Our software reads performance and market data every morning; our revenue managers approve, make and log the changes.
- Your channels (Airbnb, Booking.com, Vrbo, direct booking site) receive rates from your PMS or channel manager as usual.
One source of truth for prices, one place to see every change.
Property management systems
We work through your pricing tool’s own PMS connections. PriceLabs connects to 150+ PMS platforms and channel managers, covering both vacation rental and hotel systems.
Not sure whether yours is covered? Most systems connect through PriceLabs directly or via a channel manager. Tell us what you use in your audit request and we’ll confirm before you commit to anything.
Hotels, motels and serviced apartments
For properties with room types rather than single listings, PriceLabs connects to hotel systems as well as vacation rental PMS. Your OTA contracts, extranets and channel manager stay with you. We manage rates and restrictions through PriceLabs and your channel manager.
Channels
Rates reach Airbnb, Booking.com, Vrbo, Expedia and your direct booking website through your PMS or channel manager. We don’t connect to channels directly, which avoids two systems fighting over the same calendar.
Pricing tools
PriceLabs: our default, and where we manage pricing for most clients. You keep your own account and subscription, and you can see everything we do. See PriceLabs management.
Other pricing tools: PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality). We can run your current tool for you, or move you to PriceLabs if that suits better. If you move, we do the setup, carry across your rules and floors, and run both side by side before switching so nothing is left unpriced.
PMS built-in pricing: if your PMS’s own pricing isn’t one of the tools above, we’ll move your portfolio to PriceLabs during onboarding, with the same side-by-side check.
Airbnb Smart Pricing: we’ll switch it off as part of onboarding, because two pricing engines on one listing produce unpredictable results.
Our own software
On top of your pricing tool, Airyield’s software checks every listing each morning against its market on:
- RevPAR index: revenue per available night against similar listings
- ADR index: average nightly rate against the market
- MPI (market penetration index): occupancy against the market
- Booking pace: forward bookings against the market and last year
- Booking window: how far ahead guests book compared with the market
The results feed your client dashboard, where you can see performance against market and every price change with its reason.
What you need to get started
- An active PriceLabs account, or we help you set one up
- Your PMS connected to PriceLabs
- Access granted to Airyield from your PriceLabs settings (a few clicks, no passwords). See security and data access.
- Optional: read-only access to your PMS reports. It helps us reconcile booking revenue, but it isn’t required.
What connecting your systems looks like in practice
Most of the setup happens inside systems you already use, and none of it touches existing bookings.
- Confirm the connection. We check that your PMS or channel manager is connected to PriceLabs and that every listing you want managed is syncing. Listings that aren’t syncing are the most common reason a price never reaches a channel.
- Map your listings. We group listings by market, property type and owner rules so that strategy changes apply cleanly. Where your PMS and PriceLabs support it, multi-unit and room-type listings are mapped so each unit or room type can move on its own.
- Record your starting settings. Before we change anything, we save your current base prices, minimums, minimum stays and rules as a baseline. If you ever want to go back to them, you can.
- Check a test change. We make one small, logged change and confirm it appears on each channel as expected.
- Hand over the dashboard. Your team gets access to the dashboard and can see every change from that point on.
Common questions
Will switching to managed pricing disrupt my calendar or bookings? No. Existing bookings are untouched. We change rates and rules for future dates only, and each change is logged.
Can my team still change prices? Yes, though we ask that changes go through us, or are noted in the dashboard, so we’re not working against each other.
Do you integrate with my accounting or owner statements? Not directly. You can share dashboard views with property owners.
Do you support multi-unit and room-type listings? Yes, as long as your PMS and PriceLabs support them, including parent/child listings and hotel room types.
What happens to the integration if I leave? Nothing breaks. Your PMS stays connected to PriceLabs. We simply remove our access. More answers in the FAQ.
