The service
What does a short-term rental revenue manager actually do?
A revenue manager sets the prices and rules that decide how much each listing earns: nightly rates, minimum stays, gap-night rules, discounts and how far ahead each date opens. Good revenue management is mostly about noticing things early, such as a listing falling behind its market, a new event, or a slow booking pace for next month, and acting before the nights pass unsold.
What does Airyield do day to day?
Every morning our software checks each listing against its market on RevPAR index, ADR index, market penetration, booking pace and booking window. Anything that has drifted is flagged. A revenue manager reviews the flags, approves each change before it goes live, makes the changes in your PriceLabs account, and records the reason for each change on your dashboard. Each week we hold a call with you, and each month we run a strategy review.
Isn’t that what PriceLabs already does?
PriceLabs is very good at the calculations. It still needs someone to set the base prices, minimums, seasonal profiles and rules, and to check whether the results are working. Most of the revenue that portfolios miss comes from settings that were right six months ago and aren’t now. That’s the work we do.
Do you replace my team?
No. We handle pricing and revenue strategy. Your team keeps guest communication, operations, owners and everything else.
Do you work with hotels and motels?
Yes. Boutique hotels and motels get the same daily checks, with a hotel-style competitive set and RevPAR, ADR and occupancy reporting. See hotel revenue management and motel revenue management.
Cost and contract
How much does it cost?
1.5% of booking revenue, with no monthly minimum. Booking revenue means accommodation revenue only (your nightly rates), not cleaning fees or taxes. There is no setup fee. For example, 24 listings at 58.4% occupancy and a $186.10 average nightly rate earn about $952,058 a year in accommodation revenue, so the fee is about $14,281 a year, or about $1,190 a month. Full details are on the pricing page.
How does that compare with other options?
PriceLabs says outsourced revenue managers usually charge 5-8% of revenue for small portfolios and 1-3% for larger ones. A full-time in-house revenue manager costs a salary plus on-costs, software and leave cover. For many portfolios, the job isn’t full-time, which is why outsourcing is common. See what a revenue manager costs.
Is there a lock-in contract?
No. You can cancel any time with 30 days’ written notice. Nothing needs migrating, because you keep your own PriceLabs account and data throughout.
Are there extra fees?
No. There are no setup, onboarding or exit fees, and no monthly minimum. Your pricing tool subscription (PriceLabs or whichever tool you use) is paid directly by you to the tool provider and isn’t included in our 1.5%.
Control and data
Who has the final say on prices?
You do. At the start we agree guardrails with you, such as minimum prices per listing, owner rules and dates we shouldn’t touch. We work inside those, and a revenue manager approves every change before it goes live. You can see every change and its reason on the dashboard, and you can ask us to reverse anything.
Do I have to give you my passwords?
No. You add us as a user on your PriceLabs account. You can see everything we change and remove our access at any time. See security and data access.
Who owns the data?
You do. Your PriceLabs account, its history and your booking data stay yours. When you leave, we remove our access.
Do you publish client results?
Only with written permission, and never anything identifying without it. Any results we publish follow our results methodology.
Tools and integrations
Do I need to change my PMS?
No. We work through PriceLabs, which connects to most major property management systems and channel managers. See integrations.
What if I use Wheelhouse, Beyond or my PMS’s own pricing?
We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality). We can run your current tool for you, or move you to PriceLabs if that suits better, and we handle the setup with you. Your audit can be done on any tool.
Do you manage pricing directly on Airbnb or Booking.com?
No. Pricing flows from your pricing tool to your PMS or channel manager and then to each channel. That keeps one source of truth.
Results
How quickly will I see results?
Some fixes show within weeks, especially gap nights and last-minute pricing. A fair test is about 90 days, because that covers enough of the booking window to see the effect on future dates. Your dashboard shows progress against market from the first week.
How do you measure results?
Mainly with RevPAR index: your revenue per available night compared with your market’s, so a market-wide boom or slump doesn’t distort the picture. Read the results methodology.
What if it isn’t working?
We’ll tell you, usually before you ask, because we see the same dashboard you do. We don’t promise a fixed uplift. If it isn’t working, leave with 30 days’ notice. There is no lock-in contract.
Fit
How many listings do I need?
The service is built for operators with 15 or more listings, or a hotel or motel. That describes who it’s designed for rather than a hard minimum, so if you’re smaller, ask. The free RevPAR index calculator and the monthly benchmark are good places to start.
Which countries do you work in?
We work in any market your pricing tool has data for. Airyield is run from Australia, and calls are scheduled in your time zone.
Who is behind Airyield?
Airyield was built by an Australian operator managing around 200 listings, including motels. Read more about us.
