Rented vs PriceLabs: a rate tool with revenue managers, or software you run

Last checked: October 21, 2026

Every claim about a third-party product comes from that company’s website, or the third-party source named. Some Rented figures come from 2021-2022 sources because Rented’s current revenue management pages could not be accessed. Sources and dates are listed at the end of the page.

Rented and PriceLabs both help vacation rental managers set nightly rates, but they started from different places. PriceLabs is software you run yourself. Rented built its pricing software, ART, from its own revenue managers’ methods, and also sells a service where those revenue managers run pricing for you [1][2].

We’re Airyield. Like Rented’s service, we combine software with a human revenue manager. We do it in PriceLabs by default, for operators with 15 or more listings. We’ve tried to set out fairly where Rented is the better choice.

What Rented offers

As of October 2026, integration partners describe two Rented options for property managers:

  • ART (Automated Rate Tool): dynamic pricing software described as “built for and by professional short-term rental revenue managers” [1]. A 2021 review describes market-sensitivity and revenue-goal settings, and data from managers checked against scraped market data [3]. A 2023 case study describes seasonal minimum, base and maximum rates [4].
  • Revenue Management Service: “a dedicated revenue manager that specializes in handling every detail” [1].

Rented has been part of TravelNet Solutions, the parent company of the Track PMS, since an acquisition reported in November 2022 [5]. Rented’s consumer website now focuses on matching owners with managers, with “guaranteed income or commission-based offers” [6].

Pricing: Rented’s revenue management pages don’t allow automated access, so we couldn’t confirm current prices. A December 2022 integration post stated that ART “starts at $14/listing per month, with specific pricing based on the total listing count”. It also stated that full-service revenue management added $30 per listing for 20-49 properties and $20 per listing for 50 or more [2]. A 2021 review quoted $19 per property per month with a 30-day trial [3]. These figures are several years old, so check Rented’s site for current pricing.

What PriceLabs offers

As of October 2026, PriceLabs’ site describes [7]:

  • nightly automated pricing, with rules for minimum and maximum prices, day of week, lead time, occupancy and specific dates
  • per-property minimum-stay recommendations
  • portfolio dashboards, comp sets with 40+ filters and scheduled owner reports
  • connections to 150+ PMS platforms (also stated as 160+)

It charges a flat fee for each listing that receives price pushes, with no long-term contract [7][8]. Sources disagree on the current rate: $14.49 to $19.99 per listing a month depending on the source [9][10]; check PriceLabs’ plans page [8]. PriceLabs doesn’t run your pricing for you. Its Experts directory lists independent consultants and agencies who do [11].

Who each suits

Rented may be the better choice if:

  • you use Track or another PMS Rented connects to well, and you want pricing from the same group [5]
  • you want software and a dedicated revenue manager from one company [1]
  • you manage traditional US vacation rental markets, where Rented’s case studies come from [4]

PriceLabs may be the better choice if:

  • you operate outside the US, or across several countries [7]
  • you want the widest PMS support and detailed rule-level control [7]
  • you want to run pricing in-house, or choose your own expert to run it [11]

Moving between them

  1. Ask the current provider for an export of your rate history, seasons and minimum-stay rules before you give notice.
  2. Check notice periods in your agreement.
  3. Turn off one tool’s rate push before turning on the other’s, and make sure Airbnb Smart Pricing is off.
  4. Check your Airbnb host fee setting. As of October 2026, Airbnb states that most hosts using property management software pay a single 15.5% host-only fee [13].
  5. Review pacing against last year weekly for the first month.

The tool matters less than who runs it

Rented’s own model makes this point: a rate tool works best with a revenue manager behind it [1]. The real question is who that person is, how you see what they change, and what it costs.

Airyield’s answer, built on PriceLabs:

  • every morning our software checks every listing against its market: RevPAR index, ADR index, market penetration (MPI) and booking pace
  • a revenue manager approves every change before it goes live
  • you get a weekly call
  • a live dashboard shows every price change and the reason for it
  • you keep your own PriceLabs account and your data
  • published fee: 1.5% of booking revenue (nightly rates only), with no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice

If you’re on Rented’s ART: we can run ART for you, or move you to PriceLabs if that suits better.

Airyield was built by an Australian operator managing around 200 listings, including motels. We work in any market your pricing tool has data for.
