Most operators who search for PriceLabs alternatives aren’t unhappy with the pricing engine. They’re short on time. PriceLabs gives you a great deal of control, and control takes hours: setting base prices, reviewing minimum stays, checking pacing, and fixing the listing that drifted while you were busy with everything else.
So before you move 15 or 50 listings to a new tool, decide which problem you’re solving:
- The tool doesn’t do what you need. A different pricing tool may be the right answer. The comparison below covers the main options.
- The tool is fine, but nobody has time to run it properly. Switching tools won’t fix that. A managed service that runs PriceLabs for you might.
We’re Airyield, and we provide the second option. We run clients’ PriceLabs accounts every day, so we’re not neutral. We’ve still tried to be fair about when another tool is the better choice.
The main PriceLabs alternatives at a glance
| Option | How it’s priced (as stated, October 2026) | Best known for | Who sets the prices |
|---|---|---|---|
| PriceLabs (baseline) | Flat monthly fee per listing, no long-term contract [1][2]. Dynamic Pricing is $14.49 to $19.99 per listing a month depending on the source [3][4]; check PriceLabs’ plans page | Deep rule-based control, wide integrations (150+ PMS per PriceLabs [2]), market dashboards | You |
| Wheelhouse | Pro Flex: 1% of revenue ($2.99 monthly minimum). Pro Flat: $19.99 per listing per month, $16.99 at 10-49 listings. Free tier available [5] | Preset strategies, market data, Dynamic Sets ($12.99/set/month) [5] | You. Wheelhouse can introduce you to partner revenue managers [6] |
| Beyond | Growth 1% of bookings, Pro 1.25%, plus a free plan and Enterprise (per PricingSaaS, Oct 2026) [7]. Beyond states you pay only when bookings are made [8] | Booking-based fees, simple set-up | You, or a Beyond Guidance revenue manager who recommends changes [9] |
| AirDNA Adapt | Pay per synced listing per month [10]. AirDNA lists $10 per listing as a “founding member price” [11] | AirDNA market data, comp sets across Airbnb, Vrbo and Booking.com [10] | You |
| Hostaway Dynamic Pricing | Extra monthly fee per activated listing, varying by count and location [12] | Built into the Hostaway dashboard; one-click activation [12] | You |
| Guesty PriceOptimizer | Not published on the feature page [13] | Embedded in Guesty, syncs to 60+ channels [13] | You (Guesty mentions consulting from revenue management experts [13]) |
| Airbnb Smart Pricing | Free | Built into Airbnb; prices within your min and max [14] | Airbnb’s algorithm (Airbnb listings only) |
| Managed service on PriceLabs (e.g. Airyield) | Airyield: 1.5% of booking revenue, no monthly minimum. Your PriceLabs subscription is separate: you pay PriceLabs directly, and it isn’t included in the 1.5% | A revenue manager runs your account daily | A revenue manager, with every change logged on your dashboard |
When another tool is the better choice
Wheelhouse can suit you if you want fewer settings and a guided set-up. Its pricing page, as of October 2026, describes three pricing strategies and a free tier for testing on your own listings [5]. Its per-listing price drops to $16.99 from 10 listings [5], which can work out cheaper per listing than PriceLabs depending on the PriceLabs rate you are on [3][4]. See our Wheelhouse and PriceLabs comparison.
Beyond can suit you if you’d rather pay a percentage of bookings than a flat fee per listing, so your costs fall in quiet months [7][8]. See Beyond vs PriceLabs.
AirDNA Adapt can suit you if you already use AirDNA for market research and want pricing built on the same data [10]. See AirDNA vs PriceLabs.
Your PMS’s own tool (Hostaway, Guesty) can suit you if you value one login and one invoice over the depth of a dedicated pricing tool [12][13].
Airbnb Smart Pricing can suit a single listing, Airbnb-only, while you learn your market. At portfolio scale it has limits we cover in Smart Pricing and PriceLabs compared.
When the tool isn’t the problem
If you recognize any of these, a new tool probably won’t help:
- Base prices haven’t been reviewed since you set the listing up.
- Minimum stays are the same across the whole year.
- You only look at pacing when a month is already behind.
- Owners ask why a rate changed, and you can’t easily say.
- Your team spends hours a week in PriceLabs, or none at all.
Every pricing tool needs someone to set the strategy, watch the market and adjust. That is the job a revenue manager does. You can hire one in-house (see in-house vs outsourced) or use a managed service.
How a managed PriceLabs service works (Airyield)
- You keep your PriceLabs account and data. We work inside it. If you leave, everything stays where it is.
- Every morning, our software checks every listing against its market: RevPAR index, ADR index, market penetration (MPI), booking pace and booking window.
- A revenue manager reviews the flags and approves every change before it goes live, covering base prices, minimum stays, gap nights, last-minute and far-out pricing.
- You see every change and its reason on a live dashboard.
- Weekly call, monthly review.
- Published fee: 1.5% of booking revenue (accommodation revenue, excluding cleaning fees and taxes), with no monthly minimum. No lock-in contract: cancel any time with 30 days’ notice.
- Other tools: PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).
Built by an Australian operator managing around 200 listings, including motels, who needed this for their own portfolio first.
Switching tools: what it really costs
Moving pricing tools across a portfolio isn’t free, even if the new subscription is cheaper:
- Set-up time: you rebuild base prices, minimums, seasonal rules and customizations for every listing.
- Learning curve: each tool’s settings behave differently, so expect a few weeks of over- or under-pricing while you calibrate.
- Lost history: your comparisons, notes and saved strategies don’t carry over.
- Airbnb’s fee change: as of October 2026, Airbnb’s Help Center states that most hosts using property management software pay a single 15.5% host fee [15]. Rates pushed from a pricing tool need to account for that, so check this setting carefully in any new tool.
Frequently asked questions
What is the best PriceLabs alternative?
It depends on the problem. If you want simpler settings, look at Wheelhouse. For booking-based fees, look at Beyond. For one system, look at your PMS’s own tool. If the issue is time rather than the tool, keep PriceLabs and get it managed.
Is PriceLabs worth it for 15+ listings?
For most portfolios, a dedicated pricing tool earns more than its subscription. The bigger question is whether anyone has time to run it well every day.
How much does PriceLabs cost in 2026?
PriceLabs states it charges a flat monthly fee per listing that receives price pushes, with no long-term contract [1][2]. Third-party trackers disagree on the current Dynamic Pricing rate: one reports a cut to $14.49 per listing in April 2026 [3], while others list $19.99 [4]. Check PriceLabs’ plans page for your rate.
Are PriceLabs and Wheelhouse similar in price?
As of October 2026, Wheelhouse lists $19.99 per listing per month, or $16.99 for 10-49 listings, or 1% of revenue [5]. Compare that with your current PriceLabs invoice.
Can someone manage PriceLabs for me?
Yes. Freelance consultants and agencies do this, and PriceLabs runs an Experts directory [16]. Airyield is one option: we manage your account daily and show every change on your dashboard.
Will a managed service lock me in?
Airyield has no lock-in contract. Terms vary between providers, so check before you sign.
