Details about Guesty and PriceLabs come from their own websites and help centers on October 21, 2026. Sources are listed at the end of the page.
If you run your properties on Guesty, you have two realistic ways to set nightly rates automatically: Guesty’s built-in PriceOptimizer, or a dedicated pricing tool such as PriceLabs connected to Guesty. Both work. The right choice depends on how many listings you have, how many markets you’re in, and how much time someone on your team can give to pricing each week.
We’re Airyield, a revenue management service that runs PriceLabs for property managers, so we have a view. We’ve tried to keep this page factual, show where Guesty’s own tool is a sensible choice, and source every claim about each product.
The short version
- PriceOptimizer is built into Guesty, needs no extra login, and includes detailed minimum-night rules and a pace and benchmark dashboard [1][4][5]. Guesty’s help center describes the cost as 1% of each reservation on listings that use it [3].
- PriceLabs is a separate tool you connect to Guesty. It’s billed as a flat monthly fee per listing [7], gives you more control over rules and comp sets, and works the same way across any PMS [8].
- For a small portfolio in one market, PriceOptimizer is often good enough. For a larger or multi-market portfolio, the extra control and visibility of a dedicated tool usually pays for itself, but only if someone actually runs it.
How Guesty PriceOptimizer works
As of October 2026, Guesty’s site states that PriceOptimizer “automatically adjusts nightly rates based on market demand, seasonality, and local events” [1]. From Guesty’s feature page and help center:
- Inputs: holidays, seasonality, day of week, local events and demand, with the algorithm also weighing each listing’s location, size, reviews and amenities [1].
- Event detection: concerts, festivals, sports and conventions are detected automatically [1].
- Channels: rates sync to Airbnb, Vrbo, Booking.com and “all 60+ connected distribution channels” [1].
- Overrides: you can make manual edits at any time [1].
- Minimum nights: day-of-week, seasonal and upcoming-availability rules, plus a “Maximize occupancy” option that shortens minimums to fill gaps between bookings [4].
- Reporting: a pace report against last year and benchmarks built from anonymized data on 200,000 listings, calculated monthly [5].
- Expert help: Guesty mentions “strategic consultancy services from our revenue management experts” [1]. The page doesn’t say what this includes or costs.
Guesty says its users “see an average +33% revenue per available listing in their first year” [1]. The page doesn’t say whether that figure is for PriceOptimizer users specifically, or what it’s measured against.
How PriceLabs works
PriceLabs is a dedicated pricing tool used across many PMSs. As of October 2026, its site describes, for property managers [8]:
- nightly automated pricing with your own rules for minimum and maximum prices, day of week, lead time, occupancy and specific dates
- per-property minimum-stay recommendations
- comp sets with 40+ filters, market dashboards and pacing against the market
- a portfolio dashboard (occupancy, ADR, RevPAR, revenue) and scheduled owner reports
With Guesty, PriceLabs can send daily rates, minimum stays and check-in and check-out restrictions up to 540 days ahead. Weekly and monthly discounts and extra-person fees also sync, except on Guesty Lite [6].

What it really costs
The two tools are priced on different bases, so the cheaper one depends on how much each listing earns.
- At 1% of each reservation [3], a listing earning $3,000 a month would add about $30 a month in PriceOptimizer fees.
- PriceLabs’ fee is the same whatever the listing earns: $14.49 to $19.99 per listing a month depending on the source [10]; check PriceLabs’ plans page [7].
So for low-revenue listings, a percentage can work out cheaper. For high-revenue listings, a flat fee usually does. Guesty’s own blog points out that a separate tool adds a subscription on top of your PMS [11], which is fair. The comparison only makes sense once you put your own revenue figures into it. Confirm the PriceOptimizer rate for your Guesty plan before you decide, because the help article we found is from 2023 [3].

When PriceOptimizer is good enough
PriceOptimizer is a reasonable choice if:
- you have a smaller portfolio, mostly in one market
- your listings are fairly similar, so one strategy suits most of them
- you’d rather have one system and one invoice than extra control
- nobody on your team has time to learn and maintain a separate tool
When a dedicated tool like PriceLabs makes sense
- You manage listings across several markets or property types and need different rules for each.
- You want to choose your own comp sets and see exactly what the market is doing.
- You want minimum-stay, lead-time and occupancy rules set listing by listing.
- You might change PMS one day and want your pricing setup to move with you.
Switching from PriceOptimizer to PriceLabs
PriceLabs connects to Guesty through the Guesty Marketplace [6]. Points from both vendors’ help articles:
- Run one tool per listing. Guesty says to “use only one pricing tool per listing at a time” [2].
- Plan the switch-over. Turning PriceOptimizer off “reverts rates to the Base price” [2], so have PriceLabs ready to sync straight away.
- Clear rate-strategy restrictions. PriceLabs advises removing restrictions in the assigned Guesty rate strategy before syncing stay restrictions [6].
- Check multi-unit listings. Only the parent unit appears in PriceLabs [6].
- Make changes in PriceLabs, not on the channels [6].
The tool matters less than who runs it
Both tools are only as good as their settings. A well-run PriceOptimizer account can beat a neglected PriceLabs account. What makes the difference is someone checking every listing against its market, adjusting floors and minimum stays, and acting on pace before it’s too late.
That’s what Airyield does. We run your PriceLabs account every day. Each morning our software checks every listing against its market (RevPAR index, ADR index, market penetration and booking pace). A revenue manager approves each change before it goes live, and you see every price change and the reason for it on a live dashboard. We talk weekly. You keep your own PriceLabs and Guesty accounts and data. Our fee is published: 1.5% of booking revenue (nightly rates only, not cleaning fees or taxes), with no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice.
We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA Adapt, DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).
If you’re on PriceOptimizer: we’ll move you to PriceLabs as part of onboarding.
Airyield was built by an Australian operator managing around 200 listings, including motels.
Frequently asked questions
Is Guesty PriceOptimizer as good as PriceLabs?
They’re built for different needs. PriceOptimizer suits operators who value one system and simplicity [1]. PriceLabs gives more control over rules, comp sets and minimum stays [8]. Neither vendor publishes a head-to-head performance comparison.
How much does Guesty PriceOptimizer cost?
Guesty’s help center describes it as 1% of each reservation on listings that use it, calculated after the guest channel fee [3]. A July 2026 third-party review says it’s bundled into Guesty Pro [9]. Ask Guesty to confirm for your plan.
Can I use PriceOptimizer and PriceLabs together?
Not on the same listing. Guesty recommends one pricing tool per listing [2], and its minimum-night rules conflict with third-party tools [4].
Does PriceLabs work with Guesty?
Yes. It connects through the Guesty Marketplace and syncs rates, minimum stays and check-in and check-out restrictions [6].
What happens to my prices if I turn PriceOptimizer off?
Guesty says rates revert to your base price [2], so connect PriceLabs first.
Do I need a revenue manager as well as a tool?
Not always. If you have the time, either tool can be run well in-house. If you don’t, our free revenue audit shows how your listings compare with their market.
