Details about Hostaway and PriceLabs come from their own websites and help centers on October 21, 2026. Sources are listed at the end of the page.
Hostaway added its own pricing engine, Hostaway Dynamic Pricing, in July 2024 [1]. Before that, most Hostaway users priced with a connected tool such as PriceLabs, and many still do. If you’re on Hostaway, the question is simple: is the built-in tool enough, or do you need a dedicated one?
We’re Airyield. We manage pricing in PriceLabs for property managers, so we’re not neutral, but we’ve kept this page to what each company publishes and we’ve been clear about where Hostaway’s tool is a good fit.
The short version
- Hostaway Dynamic Pricing lives inside your Hostaway dashboard and switches on per listing with one toggle. It’s an extra monthly fee per listing, and Hostaway doesn’t publish the price [2][4].
- PriceLabs is a separate tool that connects to Hostaway and sends rates, minimum stays and check-in and check-out restrictions [6].
- For a handful of similar listings, the built-in tool can be enough. For a larger or more varied portfolio, a dedicated tool gives you more control, as long as someone uses it.
How Hostaway Dynamic Pricing works
As of October 2026, Hostaway’s site and help center state:
- Model: its algorithm “analyzes billions of data points across millions of units”, looking at 40+ attributes such as bedrooms, amenities, location, reviews, photo count, demand, seasonality, day of week, lead time, local events and past performance [2].
- Goal: you choose revenue, occupancy or both [2].
- Base price: market-driven (updates automatically) or manual, with Conservative, Recommended and Aggressive strategies [3].
- Limits: you set a minimum and maximum price for each listing [2][3].
- Built-in rules: far-future premiums, last-minute discounts and historical anchoring are applied automatically and can’t be edited [3].
- Overrides: rates you set manually in the calendar are kept, and those dates are left alone [4].
- Updates: nightly rates update once every 24 hours, and channels sync about every 24 hours [4].
- Coverage: “600+ markets across 6 continents”. In sparse markets, Hostaway notes that updates “may be flatter or adjust less frequently” [2][4].
Hostaway’s pages we reviewed don’t describe minimum-stay controls for Dynamic Pricing [2][3][4].
Hostaway says Dynamic Pricing users “earn 25.1% more revenue per listing on average” [2]. Its January 2026 study compares listings using Dynamic Pricing with Hostaway listings on manual or static pricing, not with other pricing tools [5].
How PriceLabs works
PriceLabs is a dedicated pricing tool that connects to 150+ PMSs [7]. As of October 2026, it describes:
- nightly automated pricing with rules for minimums and maximums, day of week, lead time, occupancy and specific dates [7]
- per-property minimum-stay recommendations [7]
- comp sets with 40+ filters, market dashboards and pacing against the market [7]
- portfolio reporting and scheduled owner reports [7]
With Hostaway, PriceLabs can send daily rates, minimum stays and check-in and check-out restrictions up to 540 days ahead [6].

What it costs
Hostaway doesn’t publish a price for Dynamic Pricing. Its help center says the fee depends on “your region, the number of listings, and the length of your commitment”, and is billed monthly on your Hostaway invoice [4]. Listings outside supported markets aren’t charged [3].
PriceLabs publishes a flat per-listing fee with no long-term contract [8]. The current rate is $14.49 to $19.99 per listing a month depending on the source [9]; check PriceLabs’ plans page [8].
To compare, ask Hostaway for a written quote for your listing count and compare it line by line. The native tool saves a separate subscription; the dedicated tool adds one. Which is better value depends on what you’d do with the extra control.
When Hostaway Dynamic Pricing is good enough
- You have a small number of similar listings in one market.
- You’re moving off static pricing and want something simple to start with.
- You want one system and one invoice.
- You’re happy with fixed minimum stays set in Hostaway.
When a dedicated tool like PriceLabs makes sense
- You need minimum stays that change with season, lead time or gaps between bookings.
- You want to choose your own comp sets and see why prices move.
- You manage different property types or several markets, where one model doesn’t fit all.
- You want rules you can edit, rather than built-in ones you can’t [3].
Switching from Hostaway Dynamic Pricing to PriceLabs
- One tool at a time. Hostaway says “only one pricing mechanism should be active at a time” [4].
- Connect with an API key. In Hostaway, create an API key with PriceLabs selected as the partner, then enter it in PriceLabs [6].
- Set a manual base price in Hostaway. PriceLabs’ guide asks you to open Dynamic Pricing in Hostaway, choose “Manual base price” and enter a base price [6].
- Set restrictions before bookings land. Check-in and check-out restrictions can’t be changed on a day that already has a reservation [6].
- Sync and check. Turn on Sync Prices in PriceLabs and check your Hostaway calendar [6].
The tool matters less than who runs it
A pricing engine sets a starting point. Someone still has to check each listing against its market, adjust floors before quiet periods, change minimum stays when the booking window shifts, and spot when a listing falls behind on pace. That work is the same in either tool.
Airyield runs your PriceLabs account every day. Each morning our software checks every listing against its market (RevPAR index, ADR index, market penetration and booking pace). A revenue manager approves each change before it goes live, and every price change and its reason shows on your live dashboard. We meet weekly. You keep your Hostaway and PriceLabs accounts and all your data. Our fee is published: 1.5% of booking revenue (nightly rates only, not cleaning fees or taxes), with no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice.
We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA Adapt, DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).
If you’re on Hostaway Dynamic Pricing: we’ll move you to PriceLabs as part of onboarding.
Airyield was built by an Australian operator managing around 200 listings, including motels.
