RoomPriceGenie vs PriceLabs for independent hotels and motels

Last checked: October 21, 2026

Details come from each company’s public website, or the third-party source named, on October 21, 2026. Sources are listed at the end of the page.

RoomPriceGenie and PriceLabs both automate room rates for independent properties. RoomPriceGenie was built for hotels from the start. PriceLabs started in short-term rentals and now also prices hotel rooms. If you run a motel, a boutique hotel or a mix of rooms and holiday rentals, either can work. The better choice depends on your property type, your systems and how much hands-on help you want.

We’re Airyield. We provide managed revenue management in PriceLabs, so we’re not neutral. RoomPriceGenie is very well regarded by hoteliers, and for many independent hotels it is the better fit. We say where below.

The short version

  • RoomPriceGenie may suit you if you run an independent hotel, motel, B&B or holiday park, want a hotel-first tool with simple controls, and value local support. Its top plan includes a dedicated revenue manager.
  • PriceLabs may suit you if you run hotel rooms alongside short-term rentals, want month-to-month billing, or need detailed rules and comp sets that mix hotels and rentals.
  • Either way, someone still needs to own the strategy and check the output.

RoomPriceGenie pricing in 2026

As of October 2026, RoomPriceGenie’s pricing page lists three plans (Core, Premium and Professional), “priced per property based on room count and selected functionality” [1]. Prices are not published. You request a quote. The page states billing is per property, per month, on an annual commitment, paid monthly or upfront, with a 14-day free trial and no credit card required [1].

Third-party sites list different figures, and none matches an official price list, so we don’t repeat them here. Ask RoomPriceGenie for a quote for your room count.

According to the same page, plans differ in ways that matter for day-to-day revenue [1]:

  • Rate uploads: 4 times a day on Core, 24 times a day on Premium and Professional
  • Minimum stays: orphan-gap protection only on Core; “advanced automation” on Premium and Professional
  • Strategy reviews: annual on Core and Premium, quarterly on Professional
  • Professional is “backed by a dedicated revenue manager”

As of October 2026, PriceLabs’ hotel page states pricing “from $19.99/mo per room”, a 30-day free trial and no lock-in contract [2]. Rates sync once a day as standard. Extra scheduled syncs and real-time sync (up to 24 times a day) are paid add-ons [2]. Check PriceLabs’ plans page for current add-on costs.

When RoomPriceGenie is the better choice

We’d point you to RoomPriceGenie if:

  • you run a single independent hotel, motel or B&B and only price hotel rooms
  • you want a tool designed around room types and hotel distribution rather than rental listings
  • local support matters: RoomPriceGenie states its support team is based across Australia and New Zealand [6]
  • you want a dedicated revenue manager included in the software plan (Professional) [1]
  • you’re comfortable with an annual commitment in exchange for that package [1]

Hoteliers rate it highly. On Hotel Tech Report it ranks first for motels, B&Bs and limited-service hotels [8].

When PriceLabs is the better choice

PriceLabs tends to fit better if:

  • you run hotel or motel rooms and short-term rentals, and want one tool and one comp set across both [2]
  • you prefer month-to-month billing with no lock-in [2]
  • your PMS is on PriceLabs’ list and not RoomPriceGenie’s, or the other way round. Check both lists [2][3]
  • you want detailed rule-based control and are happy to configure it

Moving between the two

Switching in either direction means rebuilding room-type differentials, floors and ceilings, minimum-stay rules and seasonal settings, and reconnecting your PMS or channel manager. Check your notice period first: RoomPriceGenie plans are on an annual commitment [1]. Run both tools in view-only mode for a week if you can, then switch rate pushing over on a quiet day. Expect a few weeks of calibration.

The tool matters less than who runs it

Most independent hotels and motels don’t lose revenue because they picked the wrong RMS. They lose it because nobody reviews the settings: room-type gaps that let the cheapest rooms sell out first, minimum stays left on over a quiet patch, or floors that let rates follow a competitor’s discounting.

Airyield runs PriceLabs for boutique hotels, motels and portfolios of 15+ rentals. Each morning, our software checks your property against its market on RevPAR index, ADR index, market penetration (MPI) and booking pace. A revenue manager approves every change before it goes live. You get a weekly call and a live dashboard showing every rate change and its reason. You keep your own accounts and data. Our fee is 1.5% of room revenue, with no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice.

We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA Adapt, DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).

If you’re on RoomPriceGenie: we can run RoomPriceGenie for you, or move you to PriceLabs if that suits better.

Airyield was built by an Australian operator managing around 200 listings, including motels. See hotel revenue management for how we work with hotels.
