Airyield and Freewyld Foundry: a factual comparison

Last checked: October 21, 2026

Competitor details come from Freewyld Foundry’s public website on October 21, 2026 and may have changed since. Sources are listed at the end of the page.

If you run 15 or more short-term rentals and you’re looking at outsourced revenue management, you will probably come across both Airyield and Freewyld Foundry. Both services run your pricing in your own PriceLabs account, so you keep the account and the data. They differ on how they publish fees, how long you commit for, and how you see the work being done.

This page sets those differences out from each company’s own published information. We are Airyield, so read it knowing who wrote it. We have quoted Freewyld Foundry directly wherever we can, and linked every source so you can check it.

The short version

  • Both are done-for-you revenue management services that run daily pricing in a PriceLabs account you own.
  • Freewyld Foundry is an established US brand with a large podcast audience. As of October 2026, its site states it has worked on “$220M+ in STR bookings” across “4,000+ Airbnb listings” [1]. Its fee is quoted per portfolio and its minimum contract is 12 months [2].
  • Airyield publishes its fee (1.5% of booking revenue, with no monthly minimum), has no lock-in contract, and gives every client a live dashboard showing each price change and the reason for it.

Fees: published price vs custom quote

As of October 2026, Freewyld Foundry’s FAQ states that “RPM pricing is custom, quoted per portfolio”, and that the effective rate falls as the portfolio grows [2]. Their site does not publish a percentage or a dollar figure. Asking for a quote is a normal way to buy professional services, and a custom quote can suit a complex portfolio.

Airyield publishes its fee on the pricing page: 1.5% of booking revenue, with no monthly minimum. Booking revenue means accommodation revenue only, not cleaning fees or taxes. You can work out what you’d pay before you talk to us. We chose a percentage of revenue so our fee moves with your results, and we publish it so operators can compare like for like.

Contract length and guarantees

As of October 2026, Freewyld Foundry’s FAQ states: “Yes, our minimum contract is 12 months.” It also says exit clauses apply “if we aren’t performing as expected” [2]. A year-long term gives a revenue manager time to work through a full season, and some operators prefer that.

Freewyld Foundry also offers a guarantee, described in two places. Their homepage says: “If we don’t beat your last year’s revenue, you don’t pay”, measured monthly on the last three months against the same period last year [1]. Their FAQ says: “We guarantee that you’ll see measurable improvement after the first 90 days, or you don’t pay” [2]. If the guarantee matters to your decision, ask them which wording applies to your contract and how the benchmark is measured.

Airyield has no lock-in contract and no performance guarantee. We don’t promise a fixed uplift. If it isn’t working, leave with 30 days’ notice.

How you see the work

Both services run your pricing every day. The difference is how much of that you can see between calls.

Every Airyield client gets a live dashboard. It shows each price change we make, when we made it, and why. The same dashboard tracks your RevPAR index, ADR index and market penetration against your comp set. On top of that you get a weekly call and a monthly review.

As of October 2026, Freewyld Foundry’s site describes strategy calls, monthly revenue reporting, Slack access to your revenue manager, and formal updates through “Zoom calls and custom reports” [1][2].

Who each service suits

Freewyld Foundry may be the better choice if:

  • you’re in the US and want a US-based team with a long track record and a large published client base
  • you value a revenue guarantee and are comfortable with a 12-month commitment
  • your portfolio is $1M+ in annual revenue with 2+ years of history, which matches their stated ideal client [2]
  • you already follow their podcast and content and like their approach

Airyield may suit you better if:

  • you want to know the fee before the first call, and want a percentage that is published and the same for everyone
  • you’d rather not sign a 12-month minimum
  • you want a live record of every pricing decision, not only a monthly report
  • you operate outside the US: we work in any market your pricing tool has data for, from a team based in Australia
  • you have 15+ listings but haven’t reached $1M in revenue yet

Either is reasonable if you’re happy in PriceLabs and simply don’t have the time to run it properly every day.

What stays the same with either

  • You keep your PriceLabs account and your data.
  • You keep your PMS. Freewyld lists Hostfully, Guesty and Hospitable among the systems it works with [2]. Airyield works through your pricing tool, so your PMS stays as it is. Read access to your PMS helps but isn’t required.
  • Neither service replaces your operations team. Both focus on rates, minimum stays and booking windows.
