Airbnb Smart Pricing vs PriceLabs: what changes as your portfolio grows

Last checked: October 21, 2026

Details of Airbnb’s features and fees come from Airbnb’s Help Center on October 21, 2026. Sources are at the end of the page.

Smart Pricing is free and one click away. PriceLabs costs money and takes time to learn. For one listing, Smart Pricing can be a reasonable place to start. For a portfolio of 15 or more, the question changes. It’s no longer which tool, but who is actually managing the pricing.

This page explains how each option works, where each fits, and when it’s worth paying someone to run your pricing for you. We’re Airyield, a managed revenue management service that works in PriceLabs, so keep that in mind as you read.

How Airbnb Smart Pricing works

As of October 2026, Airbnb’s Help Center states that Smart Pricing adjusts your nightly price based on demand, using “hundreds of factors about your listing and your area” [1]. Key points from that page:

  • You set a minimum and maximum price, and Smart Pricing works within that range. You can change the range at any time [1].
  • You can set a custom price for specific nights without turning Smart Pricing off [1].
  • Discounts can push the guest price below your minimum. Airbnb notes this applies to discounts such as early-bird offers [1].
  • Weekly, monthly and trip-length discounts override Smart Pricing, and you need to turn it off to use weekend pricing [1].
  • “Smart Pricing overrides rule-sets from professional hosting tools,” so it has to be off if you use a tool like PriceLabs [1].
  • Airbnb may temporarily turn it off “to prevent extreme price changes and comply with local laws” [1].
  • It only prices your Airbnb listing. It doesn’t change your rates on Booking.com, Vrbo or your direct booking site.

The help article doesn’t mention minimum-stay control or how often prices update [1].

How PriceLabs works

PriceLabs is a dedicated pricing tool that connects to your PMS or directly to channels, and pushes rates to Airbnb, Vrbo and Booking.com [2]. As of October 2026, PriceLabs’ site describes, for property managers:

  • nightly automated pricing with your own rules for minimums and maximums, day of week, lead time, occupancy and specific dates [2]
  • per-property minimum-stay recommendations [2]
  • a portfolio dashboard covering occupancy, ADR, RevPAR and revenue, plus pacing against the market [2]
  • comp sets with 40+ filters, and market dashboards [2]
  • scheduled, branded owner reports [2]

It’s billed as a flat fee per listing that receives price pushes, with no long-term contract [2][3]. Third-party trackers disagree on the current rate: $14.49 to $19.99 per listing a month depending on the source [4][5]; check PriceLabs’ plans page [3].

Is Airbnb Smart Pricing good?

It’s good at what it’s built for: setting a reasonable price on one Airbnb listing with almost no effort. Its limits show up at scale:

  • It only sees Airbnb. If you take bookings on several channels, Smart Pricing can’t keep them consistent.
  • The floor matters. Many hosts report Smart Pricing sitting near the minimum. Hostfully’s June 2026 comparison says it “tends to keep rates near the minimum” [6], and Hospitable, which sells its own pricing tool, says “if your minimum is set too low, the algorithm will often default to that floor” [7]. These are vendor views, not Airbnb’s, but they match what many hosts say. Set your minimum carefully.
  • Incentives. Hospitable argues Smart Pricing is “aligned with Airbnb’s interests and prioritizes bookings over host income” [7]. Airbnb doesn’t publish how the algorithm weights host revenue against bookings.
  • It overrides professional tools. You can’t run Smart Pricing and PriceLabs on the same listing [1].
  • Glitches happen with any automation. In May 2019, a Smart Pricing system error during a software update dropped some Edinburgh Festival rates to under a third of the host’s price. Airbnb said it compensated affected hosts [8]. This is not a reason to avoid automation, but it is a reason to have someone checking prices every day.

What changed in 2025-2026

The host-only fee. As of October 2026, Airbnb’s Help Center states that “most hosts pay 15.5%” under the single fee structure, and that it’s mandatory for hosts who use property management software [9]. Under this model the price you set has to cover the fee, and a third-party estimate says a markup of about 18% keeps your payout the same [10]. Any pricing set-up, whether Smart Pricing, PriceLabs or manual, needs checking against this.

Airbnb’s planned AI pricing tool. In August 2026, Airbnb’s CEO discussed plans for an AI pricing tool that would suggest a nightly rate using hotel rates, local events and lead time. Airbnb has not announced its name, timing or markets [11]. We’ll update this page when it launches.

Who each option suits

Smart Pricing suits you if: you have one or two Airbnb-only listings, you’re testing a new market, and you’re happy to set and review a sensible minimum.

PriceLabs on your own suits you if: you list on more than one channel, want control over minimum stays and seasonality, and you or someone on your team has the time and interest to manage it every week.

A managed service suits you if: you have 15+ listings, already pay for PriceLabs or know you need it, and nobody has the time to run it to a high standard every day. You want to see what’s being done without doing it yourself.

When a managed service isn’t worth it: with only a few listings, the fee may outweigh the gain. If you enjoy revenue management and have the time, running PriceLabs yourself is a good option.

How Airyield works

We run your PriceLabs account for you. Every morning, our software checks every listing against its market: RevPAR index, ADR index, market penetration, booking pace and booking window. A revenue manager reviews what’s flagged and approves every change before it goes live. You see every change and the reason for it on a live dashboard, and we talk weekly and review monthly. You keep your PriceLabs account and data. The fee is published, 1.5% of booking revenue (accommodation revenue, excluding cleaning fees and taxes) with no monthly minimum, and there’s no lock-in contract.

PriceLabs is our default. We also work in Beyond, Wheelhouse, AirDNA (Adapt), DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).

Airyield was built by an Australian operator managing around 200 listings, including motels.

Frequently asked questions

Should I use Airbnb Smart Pricing or PriceLabs?

For one Airbnb-only listing, Smart Pricing is a reasonable free start. For several channels or many listings, a dedicated tool like PriceLabs gives you control over minimum stays, seasonality and portfolio reporting [2].

Can I use Smart Pricing and PriceLabs together?

Not on the same listing. Airbnb states that Smart Pricing overrides rule-sets from professional hosting tools, so it needs to be off [1].

Does Smart Pricing set prices too low?

Results vary. Several pricing vendors say it tends to sit near your minimum [6][7], so set the minimum at a rate you’re happy to accept.

How often does Smart Pricing update?

Airbnb’s help article doesn’t say [1].

Does Smart Pricing affect my Airbnb search ranking?

Airbnb’s Smart Pricing article doesn’t say [1]. Be wary of claims either way.

Is a revenue manager worth it over PriceLabs alone?

It depends on how well the account is being run today. Our free revenue audit shows the gap on your listings so you can decide with numbers.
