Wheelhouse and PriceLabs are two of the most widely used dynamic pricing tools for short-term and vacation rentals. Both are well rated, and both will price a portfolio better than flat rates. Which one is better depends on how you like to work, and on who in your business is going to run it.
We’re Airyield. We provide managed revenue management, with PriceLabs as our default tool, so we’re not neutral. We’ve included the cases where Wheelhouse is the better fit.
Wheelhouse pricing in 2026
As of October 2026, Wheelhouse’s pricing page lists [1]:
| Plan | Price | Notes |
|---|---|---|
| Free | $0 | No card needed; link listings, see a market report, test settings |
| Pro Flex | 1% of revenue | $2.99 minimum monthly fee; billed when a reservation is made; cancellations refunded; quote for 50+ listings |
| Pro Flat | $19.99 per listing per month | $16.99 per listing for 10-49 listings (15% off); contact sales for 50+ |
| Enterprise | Custom | For 50+ listings: “data, software, and services tailored to your team” |
| Dynamic Sets (add-on) | $12.99 per set per month | Custom comp sets using the Navigator map |
Wheelhouse states there’s no long-term contract: you can cancel at any time, and listings move down at the end of the billing period [1]. All plans include three pricing strategies, 18 months of forward pricing, daily price syncing, 15 months of history, API access, and 24/7 email and chat support with Zoom calls [1].
PriceLabs pricing in 2026
PriceLabs states that it charges a flat monthly fee for each listing that receives price pushes, with no commission and no long-term contract, and offers a 30-day free trial [2][3]. The current per-listing rate for Dynamic Pricing differs between sources: one tracker reports a cut from $19.99 to $14.49 per listing in April 2026 [4], while other 2026 sources list $19.99 [5][6]. Check PriceLabs’ plans page for your rate. Some sources report extra charges of $1 per listing per month for additional daily syncs and API access [4][6].

Which tool suits which operator
Wheelhouse may suit you better if:
- you want a clear set of preset strategies and fewer settings to manage
- you’d like to pay a percentage of revenue rather than a fixed amount per listing [1]
- you operate across many markets and value Wheelhouse’s market data and Dynamic Sets [1][7]
- you want to try it free on your own listings first [1]
PriceLabs may suit you better if:
- you want detailed control of rules, minimum stays and date-specific overrides across groups of listings [3]
- your PMS is better supported by PriceLabs’ wider integration list [3]
- you want built-in owner reports and portfolio analytics in the same tool [3]
Independent reviewers reach a similar conclusion. bnbcalc’s August 2026 comparison puts PriceLabs ahead on control and integrations, and Wheelhouse ahead on ease of use and market intelligence, and says “there’s no universal winner” [6].
What about Beyond?
Beyond charges on bookings rather than per listing. As of October 2026, PricingSaaS reports a Growth plan at 1% of bookings and Pro at 1.25%, plus a new free plan and an Enterprise tier [10]. Beyond states you “only pay for the dynamic pricing tool when actual bookings are made” [11]. Beyond also offers Guidance, a dedicated revenue manager who recommends pricing and strategy changes [12]. See Beyond vs PriceLabs.
The question both tools leave open: who runs it?
Wheelhouse and PriceLabs are both software. Each will suggest good prices, but someone still has to set the strategy, check pacing, adjust minimum stays before a quiet month, and explain changes to owners. Wheelhouse acknowledges this by introducing customers to partner revenue managers [8]. PriceLabs lists experts in its directory [9].
If you have 15+ listings and nobody has the time to do that work every day, changing tools won’t help. Having the tool run properly will.
How Airyield works
Airyield runs your pricing tool for you, PriceLabs by default:
- every morning, our software checks every listing against its market: RevPAR index, ADR index, market penetration (MPI), booking pace and booking window
- a revenue manager reviews what’s flagged and approves every change before it goes live
- a live dashboard shows every price change and the reason for it
- a weekly call and a monthly review
- you keep your PriceLabs account and your data
- published fee: 1.5% of booking revenue (accommodation revenue, excluding cleaning fees and taxes), with no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice
If you’re on Wheelhouse: we can run Wheelhouse for you, or move you to PriceLabs if that suits better. If you move to PriceLabs, we handle the move and the set-up as part of onboarding, with no setup fee, and you’re live within 14 days of signing.
Airyield was built by an Australian operator managing around 200 listings, including motels.
Frequently asked questions
How much does Wheelhouse cost?
As of October 2026, Wheelhouse lists a free tier; Pro Flex at 1% of revenue with a $2.99 monthly minimum; Pro Flat at $19.99 per listing per month ($16.99 for 10-49 listings); and custom Enterprise pricing for 50+ listings [1].
Is Wheelhouse cheaper than PriceLabs?
It depends on portfolio size and which PriceLabs rate applies to you. At 10-49 listings, Wheelhouse Pro Flat is $16.99 per listing [1]. Compare that with your PriceLabs invoice, including any sync or API add-ons [4][6].
Does Wheelhouse offer revenue management services?
Wheelhouse’s help center describes a Revenue Manager Network: account reps can introduce customers to partner revenue managers [8]. Its pricing page describes an onboarding and revenue success team for Enterprise accounts [1]. We didn’t find a service described where Wheelhouse itself sets your prices day to day.
Can I switch from Wheelhouse to PriceLabs?
Yes. Expect to rebuild your base prices, minimum stays and seasonal rules, and allow a few weeks to calibrate. If Airyield manages your account, we do this for you.
Which is better for 15+ listings?
Both are used by large operators. Pick the tool that matches how your team works, then make sure someone is responsible for running it daily.
