AirDNA vs PriceLabs: market data, Adapt pricing and who each suits

Last checked: October 21, 2026

Every claim about a third-party product comes from that company’s website, or the third-party source named, on October 21, 2026. Sources are listed at the end of the page.

People search “AirDNA vs PriceLabs” for two different reasons. Some want to know which site gives a more reliable revenue estimate for a property they’re thinking of buying. Others want to know which tool should set their nightly rates. Since September 2026, the second question has a new answer: AirDNA now sells its own automated pricing product, AirDNA Adapt [1].

We’re Airyield, a managed revenue management service that runs PriceLabs for operators with 15 or more listings. We use market data every day, so we’ve tried to give a fair view, including where AirDNA is the better fit.

What each company does

AirDNA started as a short-term rental data company. As of October 2026, its site describes data on “15M+ listings tracked since 2014 across Airbnb, Vrbo, and Booking.com” and “120K+” markets [2]. Its research plans (Rentalizer revenue estimates, market insights and comp sets) are used by investors and operators [3]. In September 2026 it launched Adapt, an automated pricing product that sets nightly rates and minimum stays [1].

PriceLabs started as a dynamic pricing tool. As of October 2026, its site describes nightly automated pricing with detailed rules, per-property minimum-stay recommendations, portfolio dashboards, owner reports and connections to 150+ property management systems (also stated as 160+) [4]. It also sells Market Dashboards as a separate product [5].

What happened to AirDNA Smart Rates?

Smart Rates is an older feature inside an AirDNA account. As of October 2026, AirDNA’s help center describes it as “pricing suggestions” that you can push to your Airbnb calendar. Other channels such as Vrbo need the rates copied by hand [6]. Adapt is AirDNA’s newer product for automated pricing. It syncs rates and minimum stays once a day, and connects through several PMS platforms [2]. If you’re comparing AirDNA’s pricing tool with PriceLabs today, compare Adapt.

Who each suits

AirDNA Adapt may be the better choice if:

  • you already use AirDNA for market research and want pricing built on the same data
  • your listings are mainly on Airbnb, or on one of the PMS platforms Adapt supports today [2]
  • you prefer a few named strategies to a long list of settings [2]
  • the founding-member rate is available to you and per-listing cost matters most [8]

PriceLabs may be the better choice if:

  • your PMS isn’t yet on Adapt’s integration list [2][4]
  • you want detailed control of minimum stays, gap nights and date-specific rules across groups of listings [4]
  • you need branded owner reports and portfolio dashboards in the same tool [4]
  • you’d rather use a tool with a longer track record on large portfolios

For revenue estimates on a property you’re buying, both companies offer estimators. Use more than one source, and sense-check either one against real booked data from local managers.

Moving between them

  1. Check your PMS is supported before you start. This is the most common blocker with a new product [2].
  2. Turn off Airbnb Smart Pricing and the old tool’s sync before turning on the new one. Two tools pushing rates will overwrite each other [2].
  3. Rebuild minimum stays and floors on purpose rather than accepting defaults.
  4. Check your Airbnb host fee setting. As of October 2026, Airbnb states that most hosts using property management software pay a single 15.5% host-only fee [11].
  5. Compare 30-, 60- and 90-day pacing with last year for the first month.

The tool matters less than who runs it

AirDNA has excellent data and PriceLabs has deep controls. Neither one decides whether to hold rate on a slow-pacing long weekend, or explains a price drop to an owner. Someone still has to own those decisions every day.

That’s the job Airyield does in PriceLabs:

  • each morning our software checks every listing against its market: RevPAR index, ADR index, market penetration (MPI) and booking pace
  • a revenue manager approves each change before it goes live
  • you get a weekly call
  • a live dashboard shows every price change and the reason for it
  • you keep your own accounts and data
  • published fee: 1.5% of booking revenue (nightly rates only, not cleaning fees or taxes), no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice

We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA Adapt, DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).

If you’re on AirDNA Adapt: we can run AirDNA Adapt for you, or move you to PriceLabs if that suits better.

Airyield was built by an Australian operator managing around 200 listings, including motels.

Frequently asked questions

Is AirDNA or PriceLabs better for pricing?

They suit different setups. Adapt is newer and simpler, and it’s built on AirDNA’s market data [1][2]. PriceLabs has more integrations and more detailed controls [4]. Check your PMS is supported, then trial both on a few listings.

How much does AirDNA Adapt cost?

As of October 2026, AirDNA’s pricing page lists Adapt at $20 per listing per month with a 30-day free trial [3]. Its comparison page advertises a founding-member rate of $10 per listing [8].

Is AirDNA Smart Rates the same as Adapt?

No. Smart Rates gives rate suggestions inside an AirDNA account, and it can push them to your Airbnb calendar [6]. Adapt is AirDNA’s automated pricing product, which syncs rates and minimum stays daily [2].

Why do AirDNA and PriceLabs give different revenue estimates?

They use different data, comps and methods. Treat any single estimate as a starting point.

What are the other options besides AirDNA?

For market data, other data providers exist. For pricing, the main tools are PriceLabs, Wheelhouse, Beyond and PMS-native tools. See our PriceLabs alternatives guide.
