Every claim about a third-party product comes from that company’s website, or the third-party source named, on October 21, 2026. Sources are listed at the end of the page.
Beyond and PriceLabs are both established dynamic pricing tools for short-term and vacation rentals. Both connect to the major channels and property management systems, and both will price a portfolio more accurately than flat seasonal rates. The biggest difference is how you pay. Beyond charges a percentage of your bookings. PriceLabs charges a flat amount per listing.
We’re Airyield, a managed revenue management service that runs PriceLabs for operators with 15 or more listings. That means we’re not neutral, so we’ve set out the cases where Beyond is the better choice as plainly as the cases where it isn’t.
Beyond pricing plans in 2026
As of October 2026, Beyond’s pricing page states that you “only pay for the dynamic pricing tool when actual bookings are made” and that there are “zero up-front or onboarding fees” [1]. The page we fetched did not show percentages, so the figures below come from an independent pricing tracker and a recent review:
| Plan | Fee | Source |
|---|---|---|
| Free | No booking fee (added October 5, 2026; features not published on the tracker) | [2] |
| Growth | 1% of bookings | [2][3] |
| Pro | 1.25% of bookings | [2][3] |
| Enterprise | Custom (added October 5, 2026) | [2] |
| Add-ons | Owner Hub $30 per month; Advanced Connectivity $10 per month (October 2026); Guidance by quote | [2] |
One 2026 review also lists a Performance plan at 2% of bookings, and a “Pay on Stay” option at 1.49% [3]. The pricing tracker does not show these [2]. Check Beyond’s site for the plan offered to you.
PriceLabs pricing in 2026
As of October 2026, PriceLabs’ site states that it charges “flat monthly pricing with no commission or long-term contract”, billed for each listing that receives price pushes, with a 30-day free trial [4][5]. Sources disagree on the current Dynamic Pricing rate. One tracker reports a cut from $19.99 to $14.49 per listing per month in April 2026 [6]. Other 2026 sources still list $19.99 [3][7]. Check PriceLabs’ plans page for your rate.
What the difference in pricing models means
A percentage fee rises and falls with revenue. A flat fee doesn’t. That matters more as a portfolio grows.
- In a quiet month, Beyond’s fee falls with your bookings. A flat per-listing fee stays the same.
- For high-value listings, a percentage fee grows with your nightly rate. A $600-a-night home and a $150-a-night studio cost the same to price in PriceLabs.
- Worked example from an independent review: on ten listings grossing $50,000 a month, a 1% fee is about $6,000 a year, compared with about $2,400 for a flat per-listing tool [3].
To compare the two on your own numbers: multiply last year’s gross booking revenue by Beyond’s rate. Then multiply your listing count by the PriceLabs per-listing rate, and by 12, and add any add-ons you would use.

Who each tool suits
Beyond may be the better choice if:
- you want your pricing cost to follow your revenue, so it falls in quiet months [1][2]
- you value a quick setup and a clean interface, which reviewers often mention [3][11]
- you want an optional dedicated revenue manager from the same company that makes the software (Guidance) [9]
- you have a small number of listings and want to start on a free plan [2]
PriceLabs may be the better choice if:
- your nightly rates are high or rising, so a flat fee works out cheaper than a percentage
- you want detailed rules for minimum stays, orphan nights, lead time and date-specific overrides across groups of listings [5]
- your PMS is on PriceLabs’ longer integration list [5]
- you want no contract at all [4]
Moving from Beyond to PriceLabs (or the other way)
Switching tools is a few days of work and a few weeks of calibration:
- Export first. Download your base prices, minimums, seasonal rules and any owner reports before you disconnect.
- Turn off the old tool’s sync before turning on the new one. Two tools pushing rates to the same calendar will overwrite each other. Airbnb’s own Smart Pricing must also be off.
- Rebuild minimum stays deliberately. Each tool handles gap nights and lead-time minimums differently.
- Check the Airbnb host fee setting. As of October 2026, Airbnb states that most hosts using property management software pay a single 15.5% host-only fee [12]. Rates pushed from any tool need to account for it.
- Watch pacing for 30 days against the same period last year before you call the move a success.
The tool matters less than who runs it
Beyond and PriceLabs both produce good recommendations. Neither one decides what to do when a long weekend is pacing behind, when a new competitor opens down the road, or when an owner asks why rates dropped. Beyond acknowledges this by offering Guidance [9]. PriceLabs points operators to its experts directory [10].
Airyield is our version of that service, built on PriceLabs:
- every morning our software checks every listing against its market: RevPAR index, ADR index, market penetration (MPI) and booking pace
- a revenue manager approves each change before it goes live
- you get a weekly call
- a live dashboard shows every price change and the reason for it
- you keep your own PriceLabs account and your data
- published fee: 1.5% of booking revenue (nightly rates only, not cleaning fees or taxes), no monthly minimum and no lock-in contract: cancel any time with 30 days’ notice
We work in PriceLabs by default; we also work in Beyond, Wheelhouse, AirDNA Adapt, DPGO, RoomPriceGenie, Rented (ART) and Pace (FLYR Hospitality).
If you’re on Beyond: we can run Beyond for you, or move you to PriceLabs if that suits better.
Airyield was built by an Australian operator managing around 200 listings, including motels.
Frequently asked questions
Is Beyond cheaper than PriceLabs?
It depends on your revenue per listing. Beyond charges a percentage of bookings (1% on Growth and 1.25% on Pro, as reported in October 2026) [2]. PriceLabs charges a flat amount per listing [4]. For listings with high nightly rates, a flat fee is usually lower. In low-revenue months, a percentage can be lower.
Does Beyond have a free plan?
An independent pricing tracker reports that Beyond added a Free plan with no booking fee on October 5, 2026 [2]. Reviews written before that date say there was no free plan [3]. Check Beyond’s site for what the Free plan includes.
Does Beyond have a contract?
Beyond’s pricing page doesn’t state a contract term [1]. A 2026 reviewer on Capterra describes early termination fees on their agreement [3][11]. Ask for the agreement before you sign.
Is Beyond Pricing worth it?
Reviewers praise its ease of use and setup speed, and the most common complaint is the cost of the percentage fee on high-revenue listings [3][11]. Use the worked example above with your own numbers.
What are the main options besides Beyond?
The main dynamic pricing tools are PriceLabs, Wheelhouse, AirDNA Adapt and the pricing tools built into PMS platforms. See our PriceLabs alternatives guide for a dated comparison.
Can someone run PriceLabs for me?
Yes. That’s what Airyield does. See how we manage PriceLabs.
